DoorlineOps provides administrative maintenance coordination support for residential property management companies, including request intake, triage, vendor coordination, tenant communication, owner approval drafting, work-order documentation, and reporting.

3. No Property Management, Brokerage, Legal, Accounting, or Contracting Services

DoorlineOps is not a licensed real estate broker, property manager, attorney, accountant, contractor, or maintenance vendor. DoorlineOps does not lease properties, collect rent, hold deposits, manage trust accounts, approve tenants, sign contracts on behalf of clients, provide legal advice, file evictions, or make regulated decisions.

4. Client Responsibility

Clients remain responsible for licensing, legal compliance, broker supervision, habitability obligations, vendor selection, repair authorization policies, tenant communications consent, owner approvals, and final decisions.

5. Written Policies Required

Client must provide emergency policies, escalation matrix, approved vendor list, repair approval thresholds, communication rules, and software access permissions before services begin.

6. Software Access

Client is responsible for creating appropriate role-based access. DoorlineOps should only receive access necessary to perform maintenance coordination tasks.

7. Fees and Payment

Fees are defined in the applicable service order or proposal. Payment terms, setup fees, pilot fees, subscription fees, and cancellation terms will be stated in writing.

8. No Guarantee

DoorlineOps does not guarantee vendor availability, repair completion times, tenant satisfaction, legal outcomes, owner retention, or specific business results.

9. Confidentiality

DoorlineOps will use reasonable safeguards to protect confidential client information.

10. Data Security

DoorlineOps uses operational controls such as password management, 2FA, limited access, and internal confidentiality obligations.

11. Third-Party Services

DoorlineOps may operate inside third-party systems such as AppFolio, Buildium, Rent Manager, DoorLoop, Property Meld, Google Workspace, phone providers, or reporting tools. DoorlineOps is not responsible for third-party outages or errors.

12. Limitation of Liability

To the maximum extent permitted by law, DoorlineOps's aggregate liability under these Terms or any service order shall not exceed the fees paid by the client to DoorlineOps in the [twelve (12) months] preceding the event giving rise to the claim. [Placeholder — subject to attorney review.]
